Council announcement: confirm before relying on itl’Alfàs del Pi has one of the longest IBI bonuses in this guide (six years), announced by the council. As with Los Alcázares, we could not read the ordinance article behind it.

How reliable is this page? Based on an official council announcement (1 February 2022), not on the ordinance text. Treat the figure as a lead to confirm.

| IBI (annual property tax) | 25% of the IBI quota for 6 years (council announcement) |

Spanish councils may reduce two taxes for solar self-consumption: the IBI (Impuesto sobre Bienes Inmuebles, the annual property tax, by up to 50% under national law) and the ICIO (Impuesto sobre Construcciones, Instalaciones y Obras, paid once on the works, by up to 95%). Both are optional for each council, which is why the figures differ from town to town. Our comparison of 21 cities (in Spanish) shows how widely they vary.
PVGIS, the free tool of the European Commission’s Joint Research Centre, gives 1,663 kWh per year for each kWp installed at l’Alfàs del Pi (38.580, -0.101), with panels facing south at the optimal tilt (36°), 14% system losses and 2117 kWh/m² of yearly irradiation on the panels. A 5 kWp system would therefore produce roughly 8,315 kWh a year. A roof that does not face south, or that is shaded, will produce less: your installer should model your actual roof.

Ask the council or a Suma office whether the 2022 announcement is still the rule and which version of the ordinance applies to your installation date.
The steps that are the same everywhere in Spain (registering the installation, the surplus-energy contract, what changes on your bill) are explained in our guide to solar panels in Spain for foreign homeowners.
The need for an architecture-office report that the installation is “not compulsory” is a point to raise early with your installer, because it is a document you may not have seen in other municipalities.
Albir and the coastal area known as Alfaz del Mar are inside the municipality and follow the same ordinances.
The council announced in February 2022 a 25% bonus on the IBI quota for six years for dwellings with solar systems. We could not read the ordinance article, so confirm that it still applies.
All consulted on 2–3 October 2026. PVGIS: re.jrc.ec.europa.eu. Ordinances change, usually in the autumn for the following year: confirm the figure with the council before you sign.
